14 best sealant for metal roof
Sealants for metal roofs play a crucial role in maintaining the integrity of the roofing system and preventing leaks or damage. These sealants are designed to provide a durable, waterproof, and weather-resistant seal for joints, seams, and penetrations in metal roofing materials. Here are some key aspects of sealants for metal roofs:
Types of Sealants:
- Silicone Sealants: Silicone sealants are popular for metal roofing due to their excellent resistance to extreme temperatures and UV exposure. They remain flexible over time, making them suitable for expansion and contraction of metal roof materials.
- Polyurethane Sealants: Polyurethane sealants offer good adhesion and flexibility, making them suitable for various metal roof applications. They are also known for their durability and resistance to moisture.
- Butyl Sealants: Butyl sealants are often used for sealing metal roof seams and fasteners. They provide excellent waterproofing and are relatively easy to work with.
- Acrylic Sealants: Acrylic sealants are budget-friendly and offer decent adhesion properties. They are primarily used for less demanding metal roof applications.
Application Areas:
- Metal Roof Seams: Sealants are applied along the seams of metal roofing panels to prevent water infiltration.
- Fastener Sealant: Fasteners (screws or bolts) used to secure metal panels are sealed to prevent leaks.
- Flashing: Sealants are applied around flashing details, such as chimneys, vents, and skylights, to ensure a watertight seal.
- End Laps: Sealants are used at the end laps of metal panels to prevent moisture from entering.
Benefits:
- Weather Resistance: Metal roof sealants are formulated to withstand harsh weather conditions, including rain, snow, and UV radiation.
- Longevity: When applied correctly, these sealants can provide long-lasting protection, extending the life of the metal roof.
- Energy Efficiency: Properly sealed metal roofs can improve energy efficiency by preventing air and moisture infiltration.
Maintenance:
- Regular inspections are essential to ensure the sealant's integrity.Damaged or deteriorated sealants should be replaced promptly to prevent water damage.
- Cleaning the roof surface and maintaining a clear drainage system can also contribute to the effectiveness of the sealant.
Compatibility:
- It's crucial to use sealants that are compatible with the specific type of metal roofing material being used (e.g., steel, aluminum, or copper).
Installation:
- Proper installation is essential for the effectiveness of the sealant. It involves cleaning the surface, applying primer if necessary, and applying the sealant with the appropriate technique and tools.
In summary, sealants for metal roofs are essential for maintaining the waterproof integrity of the roofing system and protecting the building from moisture infiltration and damage. Choosing the right type of sealant and ensuring proper installation is crucial for long-lasting performance.

User questions & answers
Question: | I have a hole in my metal door. I want to fill it and paint. Can I sand this and paint over it |
Answer: | I used this as a filler between 2 metal pieces about 2 months ago. It is still rubbery and I don't expect it to ever get to a consistency that is "sand-able". SO my answer would be "no" to sanding it smooth. I have not tried it but I do think it would be paintable. |
Question: | does this product seal to fiberglass surfaces |
Answer: | Yes ,bought to do some repairs on my RV .This product was highly recommended by the RV manufacturer. |
Question: | I just installed a stainless steel gas countertop range and was wondering if this would be safe to seal the range to the counter |
Answer: | A thin layer will do. You will be able to see the color difference though. I used it on stainless steel surfaces |
Question: | Is the finish matte, metallic, or glossy |
Answer: | I think it started out metallic 18 months ago, but has faded to semi-gloss now. It has constant UV exposure on our outdoor motorhome; definitely a great sealant for our silver-painted aluminum body GMC. |

User questions & answers
Question: | Can this be used on fiberglass RV roofs |
Answer: | Yes it will work on fiberglass. It does take some practice getting a good bead as you have to squeeze the bag to get the sealant out. But the sealant is a good self-level type. |
Question: | Can this be used on tpo roof |
Answer: | Yes it can. I patched a roof leak with it and have had no issues since. Very good product. |
Question: | I want to fill about .75 inch deep area on pvc. can i pour it into a dip this deep? will it dry? or layers? specs say .50 mils |
Answer: | It said on the website it is 100% solids so I used it to fill in some +1" deep areas around a pipe. It didn't shrink but took a few days to dry. It was really impressive because it didn't lose any volume after it was dried! |
Question: | Can I run painters blue tape down either side of where I'm caulking so that it does not look so sloppy when finished |
Answer: | Yes. It has characteristics of silicone. You can tape it and even take the time to take a damp cloth and smooth it out before it tacs up. |

Recommended times are based on 70°F and 50% RH. Cool dry conditions will slow cure, hot and humid conditions will reduce cure times. WORKING SURFACES: Surfaces must be cleaned down to the original substrate and free from any material that may prevent adhesion. It is the sole responsibility of the user to thoroughly test any proposed use with all substrates to determine project suitability. To ensure neat sealant lines, mask areas adjacent to joints. Once the sealant is dry to the touch and does not transfer, remove the masking tape. Not for use with nail holes or butt joints. Not designed for continuous submersion or use below the waterline. SUBSTRATE COMPATIBILITY: Excellent adhesion to Kynar™ coated materials. For use on polycarbonate, check with polycarbonate supplier on compatibility. Do not apply Metal Roof Translucent to polycarbonate due to solvent cracking. For questions, please call our Help Line at 1-800-347-4583. PAINTING: WeatherMaster Metal Roof is intended for exterior use. If used indoors, sealant may need to be painted. Painting may occur two hours after application with a high-quality acrylic, water-based (latex-based) paint. For other paint types, a compatibility test is recommended. CLEANUP: Uncured material may be cleaned with isopropyl alcohol. After curing, excess sealant must be cut or scraped away. Follow solvent vendor’s precautions when using solvents. NOTE: Test solvent on an out-of-the-way area to make sure it will not mar or attack the surface. STORAGE: Store unused product in tightly closed container, in a dry location at or below 75°F (24°C). LIMITATIONS: Air, sealant and surface temperature should be above 0°F(-18°C). WeatherMaster Metal Roof Sealant is intended for exterior use. If light colors are used indoors, sealant must be painted. Always apply sealant in a bead form. Once the sealant is applied, do not smear or feather sealant to a thin film unless it is painted due to accelerated aging under UV exposure. Do not wipe with solvents or tool with soap or alcohols. If joint depth exceeds 1/2”, use backing material. NOTE: Highly recommend using backer rod/backing material for all joints. Not designed for continuous submersion or use below the waterline. Store unused product in dry location at or below 75°F (24°C). Do not apply Metal Roof Translucent to polycarbonate due to solvent cracking. For questions regarding use, please call our Help Line at 1-800-347-4583.

Question: | Is this made of the same material as flex seal and is it better than flex seal |
Answer: | Through the Roof is not the same material as Flex Seal. Flex Seal is a silicone-based product and Through the Roof is a synthetic rubber. Through the Roof remains more elastic and has better adhesion to most surfaces over a longer period of time than Flex Seal. Question: | can this be purchased in a gal? Also, will this work on a Motor home Rubber roof |
Answer: | Yes comes in a one gal can or quarts and I think it will work good on a rubber roof. I know it works well on a metal roof and to masonry and stone so don't see why not for a rubber roof. |
Question: | Can this be used inside an attic? Rain is seeping in through the pipe where one of my vents lead out to |
Answer: | You could use it in the attic. It does have a smell, so you need to make sure you attic has at least some ventilation (which you want anyway). The stuff in the paint can is rather liquid, and the tube is more tacky. However, you might just want to find where the leak starts outside and seal it there. If you seal it from the inside, it might not completely seal it and just make the water move somewhere else. Best of luck! |

RoofSeal can be made to fit around certain objects, as it is able to stick to itself. RoofSeal adhesive uses MicroSealant Technology, which is a 100% solids formulation consisting of synthetic resins, thermoplastics and noncuring rubber with a built-in primer. The adhesive side has a silicone lining that prevents it from sticking to other surfaces before application. Economical and easy to use. Great on EPDM, TPO, most PVC, hypolon, all metals, modified, concrete, masonry, wood, etc.

User questions & answers
Question: | Would this be good for a large mobile home roof |
Answer: | my last mobile home was a 26'. I did every seam and it worked great. That was 3 years ago. Two days ago, I used another long piece from that same roll on my current mobile home and it also worked great. Just be careful, once it touches the surface, it doesn't come back up. That's how well it adheres. |
Question: | Has anyone used this on galvanized metal roofing? Lots of seams!! Some have been caulked with silicone |
Answer: | I used this sealant on a galvanized camper roof at the numerous seams that were previously coated with silicone. I made sure that I centered the silicone with the sealant. I was worried but took the chance that there would not be a reaction between the two products. it has been two years now and the roof is still fine |
Question: | What size is the roll of tape |
Answer: | The tape is 4 inches wide by 50 feet long. There are three sizes to choose from, 2" x 50' long, 4" x 50' long or 6 inches wide by 50 feet long. It's designated on the packaging as 2-50, 4-50 and 6-50. Works great. You can put it on and done! When you use lap sealants by Dicor or other makers they take up to a month to fully cure. |
Question: | Can this product be coated/covered with the Liquid Roof EPDM product |
Answer: | My seams on my Motorhome were sealed with this product 10 yrs ago. My roof was recoated with EPDM rubber roof in a bucket three years ago. No problem thus far. |

User questions & answers
Question: | Can this be uswd to reglaze an RV motorhome window |
Answer: | Behind the window it will seal it but as a glazing on the outside of a window pane I don't think so. A glazing compound would be better |
Question: | Is this tape sticky on both sides |
Answer: | My brother Lee advises me that indeed, the tape is sticky on both sides. It is provided with a non-stick backing to permit usability but when the backing is removed, both sides of the tape are sticky. Lee likes this product so much -- particularly the 1 inch width, that he has used many rolls of it over the past year and finds the 1 inch more useful for his purposes than the 3/4 inch version. |
Question: | Would it work instead of caulk to reseal side-body seams on a motorhome or is it only meant to seal two surfaces together |
Answer: | I believe it's purpose is to prevent anything from getting between two surfaces. It's used in between window frames and body frame of a motor home to keep water from seeping in. We redid all our window frames using this, then taping with eternabond tape around the window frame edges. The side seams were sealed using the eternabond tape also. We ran it from the back bottom side seam up the side, over the top and down the front side seam. One continuous taping. A pain in the butt to do, but those seams will not leak. |
Question: | Can this be used to reglaze an RV motorhome window |
Answer: | This is not a glazing compound, it is sealant that is to be used underneath RV trim or between aluminum windows and the skin of the RV. It can't be beat for it's intended purpose. |

User questions & answers
Question: | Hi! Can I apply this with a foam brush |
Answer: | Schmitt, you could over a small area, but the foam will fall apart. a 3 to 4 inch bristle brush is ideal for large areas. My wife has used a 2 inch brush on some seams on her car. |
Question: | Will this waterproof around screw heads/washers in aluminum shed roof panels |
Answer: | Although it might, it would be messy. I would recommend replacing the screws with new washers attached. Possibly, try a larger diameter screw. Depending on the size of the shed, it might cost the same. |
Question: | Why would this sealant and the through the roof cartridge sealant be "frequently bought together"? Is there a difference in what they do |
Answer: | I bought the two together so that with the cartridge it could be squeezed into tight fitting cracks. And I bought the stuff in the can so that it could be brushed over to possibly seal anything that was missed with the cartridge. Kind of a double up in order to catch a leak that has been hard to find. |
Question: | Is this a silicone or a rubber-based product? Or something else |
Answer: | It says it's a co-polymer rubber in one of the descriptions. |
